Málaga is the second city with the highest increase in shared apartment rental prices in Spain. According to Fotocasa, the average rent in December 2024 reached €517, reflecting a 23.6% increase compared to the previous year. Málaga recorded the highest increase in Andalusia, surpassing cities such as Seville (€453) and Cádiz (€482). Only Burjassot (Valencia) experienced a higher increase, with a 36.2% rise, reaching €500 per room.

This increase reflects the national trend, where the average rental price for shared rooms in Spain has surpassed €500 for the first time in history. Cities such as Barcelona (€661), Bilbao (€627), Palma de Mallorca (€592), and Madrid (€518) have the highest rental prices.

In Andalusia, Málaga is the most expensive city, followed by Cádiz (€482) and Seville (€453). In contrast, the most affordable cities are Huelva (€264), Córdoba, and Jaén, where prices remain below €300 per month.

According to María Matos, Head of Research at Fotocasa, the growing demand and lack of supply have significantly driven up prices. While the cost of renting entire homes has increased by 14%, room rentals have risen by 11%, forcing more tenants to share apartments to reduce costs.

At the regional level, Catalonia (€636), Madrid (€586), and the Balearic Islands (€575) top the list of the most expensive autonomous communities, while Extremadura (€242) and Castilla-La Mancha (€265) remain the most affordable.

This rise in prices is consolidating Málaga as one of the cities facing the highest rental market pressure, pushing many residents to seek more affordable alternatives.
